Construction Management
Our Approach to Construction Management
Construction Management brings the Scandroli Construction team’s experience and knowledge to the project during the Design Phase, working with the architect and engineers to achieve the optimum cost, schedule and product quality. It also lends itself to extended participation on the Owner’s behalf, through commissioning and occupancy by planning and managing the actual move into the completed facility.
The Scandroli team’s methodology is grounded in a strong integrated team approach emphasizing early involvement, thus heightening our ability to save cost and time while maintaining the highest quality. The Scandroli team provides the technical competence to effectively plan and manage the Owner’s project from the preconstruction stage through the certificate of occupancy and final closeout of the preconstruction.
A kickoff meeting is organized by the project executive inviting all project stakeholders together. Each stakeholder outlines their responsibilities and expectations during the design and construction process. Open dialogue is encouraged between team members to ensure a cohesive understanding of each stakeholder’s role, responsibility and contribution to the success of the project. This unique approach to construction focuses on team building, effective collaboration and promotes synergy within the group.
Design Review
The Scandroli Construction team actively participates in the design process by carefully analyzing systems and materials to be used, availability of materials and equipment (especially long-lead items), identification of supporting criteria which includes consideration of site constraints, current and future activities of adjacent property owners and code conformance.
Project Goal Review
Our team undertakes a detailed review of the programming information and any other pertinent documents by the architect/engineer as part of the Preconstruction Phase. We will meet with representatives of the owner, architect/engineer and consultants to establish and confirm the specific requirements, quality requirements, trade schedule, target budget and special considerations.
Constructability Review
This review ascertains the best means of logistical planning thereby creating the sequencing and planning of the master schedule for the project. The design is reviewed with an eye toward construction efficiencies and viabilities. Both project and site-specific issues are approached during the constructability review.
Site Logistics
We will develop logistics plans addressing the project’s requirements for control of material, traffic, site security, temporary utility services, temporary facilities, public safety and construction staging. Our logistics planning represents a concerted effort to coordinate all of the on-going work in and around the construction site to mitigate traffic flow problems.
